Tonti Properties is a private family owned real estate company founded in 1960 and headquartered in Dallas, Texas. The company primarily focuses on the development, acquisition, management, and ownership of multi-family apartment communities and retail centers throughout the Sunbelt region of the US.

Tonti Properties is currently seeking a full-time intern to assist the Acquisitions and Development (“A&D”) department. The A&D Intern will have the opportunity to work directly with key professionals within the company. The position offers the opportunity to actively support projects currently under development as well as sourcing new opportunities.

Requirements

• Analyze existing market conditions, unit mix, property amenities and features, rental rates, and operational expenses at given properties
• Assist in schematic design research and creating inspiration studies for projects in the early stages of planning
• Research all relevant financial assumptions for property valuation
• Perform initial underwriting and due diligence efforts for potential acquisition and development opportunities
• Perform market research, demographic studies, apartment database reviews, and competitive analysis
• Update existing internal databases with new market data

Skill Requirements & Qualifications

• Excellent interpersonal, written, and verbal communication skills
• Must be a self-starter, highly motivated, and goal-oriented
• Strong analytical and problem-solving skills
• Understanding of basic finance concepts such as NOI returns, cap rates, and discounted cash flow is a plus
• A well-rounded individual that possess an inquisitive mindset with strong valuation capabilities while maintaining a passion for land planning, design, and architecture

Education and Experience

• Undergraduate and graduate students with 2022-2023 graduations
• Demonstrated interest in Real Estate, Development, Design, Engineering, and/or Architecture either through past work experience or course work
• Real Estate, Business, Architecture/Design, Engineering, Finance, or Economic majors strongly preferred
